Roof decking (sometimes called roof sheathing) is the base layer of your roof and is usually made out of plywood or OSB. All the other materials, including underlayment, flashing, and shingles, are installed on top of the decking.
Many times, this decking stays in good condition, and new materials can be installed without replacing it. However, if the decking is particularly rotted, or sagging, it will need to be replaced. This incurs an additional cost, but is vital to the longevity of your roof.
4. Install New Roofing Materials
The next step will be to install the new materials. This includes, but isn’t limited to:
- Underlayment (a felt layer that acts as a final vapor barrier)
- Flashing (metal that’s used to seal vulnerable areas, or areas where a lot of water tends to gather)
- Gutter aprons (to divert water into your gutters, instead of allowing it to get underneath shingles)
- Your chosen shingles
5. Post-Completion Clean Up
Once your brand new roof is installed, it will be time for us to vacate. We’ll take care to clean up our excess materials, remove any debris from your yard, and go over your lawn with roller magnets to pick up any stray nails. Our goal is to leave your home sparkling clean!

Size of The Roof
Larger roofs require more materials and more time to replace. Because of this, the quote will also be higher.
Roof sizes are typically measured in “squares.” Basically, one “square” is equal to 100 square feet. So a 30 square roof is a 3,000 square foot roof.
Pitch (Steepness)
Roof steepness is measured in pitch. A 4/12 pitch, for example, means that the roof level rises 4 inches for every 12 inches across. A roof with a 45 degree angle would be a 12/12 pitch.
Roofs under a 7/12 pitch are generally “walkable” - meaning extra safety equipment isn’t required to perform the installation. However, roofs above this steepness are a lot more difficult. The extra safety measures and time required to complete steep roofs increase the cost.
Roof Complexity
Another factor we look at is the number of facets (sometimes called slopes) that your roof has. Facets are the individual surfaces that form the structure of your roof. A completely flat roof, for example, would have only 1 facet. 2 facets that angle upwards and meet in the middle form a simple gable roof.
Most roofs are pretty simple and have between 2-6 facets. Any more than this, however, and the job gets more complex. All the individual surfaces and angles make the project take longer, and increase the amount of material waste. This increases the cost as well.
Amount of Stories
Taller homes require more safety precautions, and increase the amount of time and effort that goes into roof replacements. If your Downers Grove home is 2 or 3 stories tall, it will increase the cost of your replacement.

Here are the biggest warning signs it's time to replace your roof:
1. Attic Leak
You can often spot a leak in your attic by what looks like coffee stains on the top floor of your home. This is water that leaks from the ceiling and usually becomes discolored with a brownish hue. Alternatively, you can head up into your attic and see if you spot any visible leaks. But be careful not to fall through the insulation, as not all attics are designed to be walked in. If your roof has a leak, you should get a roof inspection right away. You'll either need to replace your roof or have the leak patched with a simple repair.
2. Sagging Roof
