Here is the typical process we follow at Allied for roof replacements:

1. Initial Roof Inspection

We perform a thorough inspection of your roof initially to assess the actual damage. Sometimes, a roof leak can be resolved with a cheap repair. However, if there is significant damage to your roof, we will recommend a roof replacement.

2. Select Type of Shingles

You will need to choose what type of shingles to use on your new roof. We offer installation of standard architectural shingles (an economical option), premium designer shingles, and cedar shake shingles. We install metal roofs as well.

3. Remove Old Roof Materials

‍On the day we start your roof replacement, we will begin by removing the old shingles. We will also remove the old flashing and underlayment. We will bring a dumpster to throw all the old materials into.

Depending on the condition of your roof decking (the bottom layer that holds up other roof materials), it may need to be replaced as well.

4. Install New Materials

We will install all your new roofing materials including underlayment, flashing, and shingles. We will also install vents, and any other roofing features you’ve requested such as skylights. 

5. Clean Up Job Site

After the job is complete, we’ll clean up the job site. Here are a few things we do to ensure that you’re left with a clean area when we’re done:

  • Blow out debris from your gutters
  • Clean up any debris from the yard 
  • Remove our dumpster
  • Go over your yard with roller magnets to pick up stray nails that may have fallen

We take care to make sure that our jobs are done right. Every job is supervised by the owner, George Musa, to help ensure we hold to the highest standards of quality.

High Quality Roofing Materials

A roof can’t be any better than the quality of materials used. We use high quality shingles from manufacturers such as GAF, CertainTeed, and Owens Corning. 

We also use new synthetic underlayment that’s known to perform significantly better than the old felt style of underlayment. 

Installation by Certified Roofing Contractors

It’s important to have skilled workers installing your new roof. Even with high quality roofing materials, poor installation can cause problems. We have high quality, certified contractors to perform our roofing installations. 

Typical Roof Replacement Costs

Most of the roofs we install typically end up in the $10k to $20k price range. Here are a few factors that will impact the roof replacement cost:

Roof Size

Bigger roofs require more time and materials to replace, and this increases the cost.

Roof Steepness

A big consideration is roof steepness. Particularly steep roofs are more risky and time consuming to install.

Roof steepness is measured in pitch. A 4/12 pitch, for example, would be a roof that inclines by 4 inches for every 12 inches inward. 

Most roofs are between a 3/12 pitch and a 7/12 pitch, which is fairly walkable. However, steeper roofs with an 8/12 pitch or above will be more difficult and cost more to install.

Roof Complexity

The complexity of your roof depends on how many individual surfaces it has.

These surfaces are called facets, and several facets together make up the overall shape of your roof. A pyramid, for example, has 4 facets. A completely flat roof would only have 1 facet.

Most Illinois roofs have simple shapes and only have about 2-6 facets. More than that, however, will increase the cost of the roof.

Number of Stories

Roof jobs on taller homes require more work to install. One-story homes are relatively simple to install, but it will cost more to replace the roof on two or three story homes.

Type of Shingles

The shingles you use can impact cost dramatically. Architectural shingles will put you in the standard cost range, but you can expect to pay a premium for designer shingles or cedar shake shingles.

Roof Decking Condition

If your roof decking is in good condition, it won’t need to be replaced. However if there is rot or sagging, you will probably need new roof decking. This incurs an additional cost, and unfortunately we won’t know for sure until we remove the old roofing materials.

Summary of Typical Costs

In summary, if you have a smaller, simpler roof that isn’t very steep, your cost will likely be closer to $10,000. If you have a larger, more complex roof that’s more steep, your cost will likely be closer to $20,000.

Signs it Might Be Time to Replace Your Roof

Here are the biggest warning signs it's time to replace your roof:

1. Attic Leak

You can often spot a leak in your attic by what looks like coffee stains on the top floor of your home. This is water that leaks from the ceiling and usually becomes discolored with a brownish hue. Alternatively, you can head up into your attic and see if you spot any visible leaks. But be careful not to fall through the insulation, as not all attics are designed to be walked in. If your roof has a leak, you should get a roof inspection right away. You'll either need to replace your roof or have the leak patched with a simple repair.

2. Sagging Roof

As roofs age and the roof decking becomes less sound, they can begin to sag. This is a sign that your roof is very warn and may need to be replaced soon. If unsound roofs are left unattended for long enough, leaks can form and cause even more damage to the interior of your home.

3. Recent Hail Storm

Even if a hail storm doesn't cause an immediate leak, they can cause other damage that 's less apparent. For example, they can knock granules off of your roof shingles, leading to your shingles deteriorating more quickly. Unless it's a very minor hail storm with tiny bits of hail, calling out a roofer after a hail storm for an inspection is a good precaution to take.
