Our Residential Roofing Process

Here is our roof replacement process.

1. Initial Roof Inspection

We’ll thoroughly inspect your roof before we do any work. This includes checking the condition of the exterior, and the roof decking from your attic. Roofs with heavy sagging and other major issues will need to be replaced. However, sometimes a roof leak (especially if caught early) can be fixed with a simple repair. This initial inspection is to determine what work needs to be done.

2. Pick Roof Materials

Are you looking for a shingle roof, premium shingles, metal, or cedar shake? If you aren’t sure what you want yet, we can help walk you through the options and look at pros and cons. Some types of roofs are more expensive, but offer unique styles. However, if you want standard architectural shingles and want to go for a budget option, we can set you up with a beautiful shingle roof. We’ll have a discussion and make a recommendation based on your needs and wants.

3. Remove Old Roof Materials

On installation day, we will begin by tearing off the old roofing materials. This includes the old shingles, flashing, underlayment, etc. If your roof decking is seriously sagging or rotting, that will need to be replaced as well. Otherwise, we can simply install the new roofing materials on the decking that’s already there.

4. Install New Roof

After all the old materials are gone, we will install the new roof. We will start with the underlayment, then install the shingles and flashing. 

5. Clean Up Site

‍When the roof installation is completed, we’ll clean up our materials and run over your lawn with roller magnets to pick up any stray nails that may have fallen. Our mission is to leave your home the way we found it - except with a new roof!

Here are two very important things we do to help your roof last as long as possible:

1. High Quality Materials

‍A roof can’t be better quality than the materials that make it. We use high quality materials from established manufacturers like GAF, Owens Corning, and CertainTeed

One example of where quality makes a big difference is in the underlayment. Rather than using the old felt tar underlayment, we use a new synthetic kind that performs significantly better. 

2. Quality Installation by Certified Contractors

‍In addition to quality materials, how the materials are installed makes a big difference in the quality of your roof. For example, if flashing is not installed with a tight seal, water can seep in. That’s why attention to detail is so important. At Allied, we use certified contractors to perform our Tinley Park roof installations!

Roof Replacement Cost

The typical cost for a roof replacement falls somewhere between $10,000 and $20,000. Here are 6 different factors that can affect roof cost:

1. Roof Size

The larger your roof is, the more the raw roofing material will cost. This includes decking, underlayment, flashing, shingles, vents, etc.

2. Roof Pitch

Roof pitch is the steepness of your roof, and it's typically measured by calculating how much the elevation increases by how close you are to the peak. For example, a roof with a 12/12 pitch (12 inches of incline for every 12 inches toward the center) would be a perfect 45 degree angle. Roofs that aren't as steep, with a 4/12 pitch for example, are much easier to complete than steep roofs. This is because they can be walked without extra safety equipment. But steep roofs (8/12 pitch and above) are much more difficult and require more safety precautions. This makes the more expensive jobs to complete.

3. Roof Complexity (Number of Facets)

A roof facet is a single "face" of the roof. For example, a perfectly flat roof would have one facet. A simple gable roof with two slopes that join at a peak has two facets. Most homes normally have somewhere between two and six facets. The more facets your roof has, the more complex the job. More flashing needs to be installed, and there is more roofing material waste.

4. Number of Stories

The more stories your home has, the more risky and time-consuming the job will be for roof installers. Roofing a home with two or more stories will cost a lot more than a home with a single story.

5. Materials

The cost to replace a roof can be greatly increased by the type of materials you use. If it's within your budget, designer shingles can add a unique and beautiful look to your home, but they will cost more than architectural shingles. Cedar shake shingles will cost more as well.

6. Roof Decking Condition

Until we take off the old roofing materials, we won't know the condition of your roof decking. The decking sits underneath your roof underlayment and shingles, and is the base layer of your roof. If your decking is rotted, it will need to be replaced, which would result in a higher roof replacement cost. If your decking is in good condition, however, we can install the new roofing materials right over top of it without additional cost.

Summary

Most roofs fall within the $10,000 to $20,000 range. If you have a smaller roof one a one story home, with only a few facets, and you use architectural shingles, you'll be on the lower end of that number. However, if you have a more complex roof with more surface area, and a two story home, you'll be looking at paying the higher end of that number. If you use high-end shingles the cost could be much higher.

Signs it Might Be Time to Replace Your Roof

Here are the biggest warning signs it's time to replace your roof:

1. Attic Leak

You can often spot a leak in your attic by what looks like coffee stains on the top floor of your home. This is water that leaks from the ceiling and usually becomes discolored with a brownish hue. Alternatively, you can head up into your attic and see if you spot any visible leaks. But be careful not to fall through the insulation, as not all attics are designed to be walked in. If your roof has a leak, you should get a roof inspection right away. You'll either need to replace your roof or have the leak patched with a simple repair.

2. Sagging Roof

As roofs age and the roof decking becomes less sound, they can begin to sag. This is a sign that your roof is very warn and may need to be replaced soon. If unsound roofs are left unattended for long enough, leaks can form and cause even more damage to the interior of your home.

3. Recent Hail Storm

Even if a hail storm doesn't cause an immediate leak, they can cause other damage that 's less apparent. For example, they can knock granules off of your roof shingles, leading to your shingles deteriorating more quickly. Unless it's a very minor hail storm with tiny bits of hail, calling out a roofer after a hail storm for an inspection is a good precaution to take.
