3. Remove Old Shingles and Underlayment

When it’s time to replace your roof, we’ll start by tearing off the old shingles, flashing, and underlayment. Once we get down to the roof decking (the sheathing layer that holds all other roofing materials) we’ll be able to assess its condition. 

If your roof decking is still in great condition, we can proceed to install the new materials on top of it. However, if your roof decking has started to rot, it may be best to replace it altogether. This incurs an additional cost, but will help preserve your roof in the long run.

4. Install New Shingles and Other Materials

We will install the new underlayment, shingles, flashing, and other roof features like vents and skylights. 

5. Project Clean Up

Once the new roof is completed, we’ll clean up the project. We clean out your gutters with a leaf blower, clean up debris from the yard, and go over your yard with roller magnets to collect any nails that may have fallen during installation. ‍

Calculating Roof Replacement Cost

Typically the cost to replace your roof from Allied Restoration Contractors will fall somewhere between $10,000 and $20,000 based on a few factors. Here are 5 factors to help you calculate what your roof replacement will cost:

1. The Size of Your Roof

‍The larger your roof is, the more materials are required and the longer installation will take. This will increase the cost of your roof replacement.

2. The Steepness of Your Roof

‍Steep roofs are more risky and time consuming to work on. The steeper your roof is, the more expensive it will be to replace. 

Roof steepness is typically measured in pitch. A 12/12 pitch would mean that the roof inclines 12 inches for every 12 inches of length. This would be a perfect 45-degree angle.

Most roofs are between a 3/12 and 7/12 pitch. These ranges are considered walkable. However, an 8/12 pitch and above are more risky and have to be treated with more care.

3. How Many Facets Your Roof Has

Most roofs have between 2-6 facets. ‍A facet is a single flat surface on a roof. Most roofs have several facets that make up its overall shape (unless your roof is completely flat, in which case it would have 1 facet.)

The more facets your roof has, the more complex it is to replace. Facets all meet at angles, and many times these angles require additional flashing. These angles also mean that more shingles have to be cut into - increasing the waste factor.

4. How Many Stories Your Home Has

‍It can be more risky and time consuming to replace roofs on taller homes. If you live in a 2 or 3 story home, you can expect it to cost more to replace your roof. 

5. The Condition of Your Roof Decking

‍If your roof decking needs to be replaced, this can incur an additional cost. If your decking is in particularly bad condition, it may not be a good idea to install new roofing materials directly on top of it. Unfortunately, the condition of the roof decking can’t be fully assessed until

Signs it Might Be Time to Replace Your Roof

Here are the biggest warning signs it's time to replace your roof:

1. Attic Leak

You can often spot a leak in your attic by what looks like coffee stains on the top floor of your home. This is water that leaks from the ceiling and usually becomes discolored with a brownish hue. Alternatively, you can head up into your attic and see if you spot any visible leaks. But be careful not to fall through the insulation, as not all attics are designed to be walked in. If your roof has a leak, you should get a roof inspection right away. You'll either need to replace your roof or have the leak patched with a simple repair.

2. Sagging Roof

As roofs age and the roof decking becomes less sound, they can begin to sag. This is a sign that your roof is very warn and may need to be replaced soon. If unsound roofs are left unattended for long enough, leaks can form and cause even more damage to the interior of your home.

3. Recent Hail Storm

Even if a hail storm doesn't cause an immediate leak, they can cause other damage that 's less apparent. For example, they can knock granules off of your roof shingles, leading to your shingles deteriorating more quickly. Unless it's a very minor hail storm with tiny bits of hail, calling out a roofer after a hail storm for an inspection is a good precaution to take.
